Commercial buildings come in many sizes and shapes and so do the roofing materials that protect them. Some commercial buildings are small enough or designed in such a way that they use the same roofing materials found on residential buildings such as asphalt shingles, metal roofing and synthetic tiles.
Other commercial building are designed in a manner or are so large that a different roofing product is needed. Of the various styles that have been used over the years, the most common, reliable and durable commercial roofing material currently are in use are single-ply roofing membranes.
Of the single-ply roofing membrane systems the most popular are modified bitumen and TPO roofing membranes.
TPO, or Thermoplastic polyolefin has a proven track record for low slope commercial roofing applications. It is a rubber membrane product that is highly resistant to tears, punctures or impact damage such as hail or dropped tools. It comes in very wide rolls which reduce the number of seams and is welded together using hot air. If it is damaged it is very easy to repair. TPO is a great choice for any commercial building.
Modified Bitumen roofing systems have been used on commercial building for almost 60 years. Some have a self-adhering backing that is heated with a torch during installation to apply it onto the roof deck. Others are applied to the roof deck using hot asphalt or a specially formulated adhesive. Although modified bitumen is not installed on new construction as much as in the past, many building still have this type of roof installed and working well.
Another type of roofing system which is not currently recommended for new installs, but is on many existing commercial buildings is Built-up roofing systems commonly known as "tar and gravel". These systems have been used for well over 100 years on commercial buildings. Overtime as these roofing systems degrade they become notorious for leaking. Often times because of the surface layer of gravel these leaks can be very difficult to detect. Although we can make repairs to these roofing systems, its almost always better for the building or property owner to invest in a new roof and not throw money at repairs that are a temporary band-aid.
